The New Offices and Logistics Center SVELTIA project was developed for a 975 sqm corner plot on Spilimbergo Av, a main street of Cordoba city, in Los Boulevares neighbourghood.

The new headquarters of Sveltia will be a two storied building comprising 637 sqm; there will be the administrative and commercial areas, as well as raw material and finished products deposits.

It was conceived to answer not only the functional needs of a growing company, but also to reflect the principles and values of the brand. The important qualities of the project are clarity and simplicity, absence of decorative elements, as well as its own structural design. The main entrance is a double height glass box, from where the circulation to the different areas is articulated. The ground level locates the common areas, bathrooms, dining room, meeting room, commercial area and a great space for a double height deposit, with its own entrance.

The human resources, administration and management areas are found at the top level. The corporeity of its limits answer to the functional and privacy requirements of each sector, made of a combination of translucent and opaque glass panes together with dividing acoustic durlock partitions. From its design the project was constructed optimising material and execution time.

The structure is in its entirety metallic, with columns and beams which allow for great lighting without the need of further support. This facilitates the internal distribution while mantaining the quality of the construction and structural safety.

The side enclosures will be mixed and concrete blocks will be used for the South Facade, while the rest of the enclosures will be made with polyurethane cored metallic panels, this will give it a high portant capacity while being low weight, excellent thermal and acoustic insulation, fire resistance and low maintance with long durability.

All the openings will be made with an alluminium structure with hermetic double glazing panes, prioritising the orientations which allow better sunlight and ventilation of the space, reducing in turn the thermal isolation from outside and reducing considerably the cost of conditioning.

The high end electrical equipment is oriented to save energy through the online measuring of electrical parameters and alarms to avoid excess energy consumption. It is projected to be a hybrid instalation of electrical supply through photovoltaic panes with bidirectional measuring and surplus reinjection into the network. This is why, a substructure was designed on the roof where the solar pane structures will be mounted.

The lighting was designed in its entirety with led artifacts, which presents important advantages such as low heat emission, brighter and sharp light , longer useful life and energy saving.

The conditioning of the spaces will be made with last gen individual inverter ac, allowing for the regulation of frequency and electrical cycle. A double installment is projected for the retrieval of gray water and its posterior storage, to be reutilised on the green spaces’ irrigation.
